Seems to me why paint something if it’s going to add to the maintenance list of future work when it starts peeling and what not.

Elastomeric coatings can be an attractive choice for specifiers or owners because of their durability; many manufacturers offer a 10-year warranty versus the typical two-year warranty for conventional coatings.
However, the required wet film thickness for many elastomeric systems is 27-32 mils wet. Behr wet look sealer barely changed the appearance of the stamped concrete surface even after two coats. Behr description for wet look is very misleading. Be sure to choose a waterproofer made from a heavy duty resin for maximum adhesion, and that resists the growth of mold and mildew.

If it does peel off, its because they did not wash splashed on dirt before applying. Moisture gets behind the paint and makes it peel. But a good paint job with latex paint won’t peel. Ruined my beautiful living and dining room floors!. It turned our stamped concrete patio into a horrible blotchy white mess. The patio is ruined and no one knows how to get the stuff off of it. Media blasting will ruin the stamped concrete and its specially tinted colors. After couple weeks anything hits it the finish and stain peels off. . It was beautiful and vibrant until this nasty sealer went on it. The stones look lost in the concrete. The patio glistens in the sun today and the sealer brought out the colors in the brick. I applied the sealer using an inexpensive hand pump sprayer and backrolled for an even spread. Approximately 50% looks decent and the other 50% has large milky haze and/or white marks that look like chalk marks!
Furthermore, by walking on the driveway and sidewalk you can see that it is well sealed, not milky, and it is quite glossy.
I power washed, waited 24 hours to let it dry, and then applied 2 gallons of this milky crap with a 3/8 inch roller, for a high gloss finish that never happened.

Remove any puddles by spreading product to drier areas or by wiping up excess with a clean cloth.
On vertical surfaces, apply from the bottom up and saturate well.
Do not paint horizontal surfaces after applying this product.

I was concerned as we got unexpected rain within 24 hours, but the product seems to have held up. So far, fairly satisfied with the product. Allow to dry 24 hours for light foot traffic. Clean with a mild, non-abrasive liquid detergent after 30 days.
The second gallon was a milky solution that gave the balance of the walk a low luster finish. Behr stain which was also applied precisely as directed. It was painted many times over the last 100 years. I read all of the reviews here and so was aware of the problems people were encountering. We brushed it on — had to because we needed to work it into the faux grout lines. We love how the floor now looks and feels!
